WABi Housing was originally designed to fit the purpose of affordable housing coming from Karl’s 30 years building in remote and regional WA. We have now repurposed our affordable housing to refit the purpose of Key Workers Accommodation.
Following Covid, Australia is now facing crippling staff shortage issues compounded with rising inflation and the major housing shortages. A recent study found out of 600 businesses surveyed, 90% had unfilled positions. This coupled with a drastically low nationwide rental vacancy rate of 1.1% (domain Feb 2022) falls hard on businesses across the country. Some businesses have advised high level executive positions which were once easily filled, are now remaining vacant as candidates were unable to find suitable accommodation in the area.
With over 27.9% of the population living in remote or regional WA, the problem persists nationally. Agriculture and seasonal workplaces are struggling with workers unable to find suitable places to stay within commuting distance to work each day. This threatening the ability of farmers to harvest crops has a rippling effect through the country and various supply chains.
Investing in appropriate accommodation for your staff is extremely important at attaining and retaining quality staff. Providing this accommodation offers a quality place for staff to reside which can increase the productivity of your workers, promote wellbeing as staff feel valued within the workplace and are able to enjoy a more comfortable standard of living. Maslow’s Hierarchy of Needs is a psychology model which comprises the five tiers of human needs. By providing the physiological needs of shelter and the safety needs of employment each employee feels valued within the workplace creating a more well-rounded and content workforce to encourage your business to thrive and grow.
Staff accommodation can be a costly investment; however, it also allows your business to save money on re hiring and training staff which can cost up to 30% of each staff members salary. This time and money allow your business to grow a stronger workforce in a challenging time. You may also choose to charge board for the units you offer to staff, in remote locations you may wish to charge $160 per week which is lower than the cost of a backpackers. This equates to $8,320 per staff member towards the accommodation you invested in. In WA, an allowance of up to $280 per week is offered to assist workers in remote and regional WA this can incentivise workers to move to these regional areas.
WABi has seen this gap in the market and decided to apply our modular accommodation method to fit the needs of key workers accommodation. Each unit has been designed to be a low cost yet comfortable unit for each staff members. The WABi Kit complete with detailed install drawings, offers ease of application where units can be put together with minimal trades, reducing the overall install cost and the wait time for the high in demand skilled trades.
